Why a Preventative Maintenance Plan is a Great Idea
A preventative maintenance plan is the most savvy, proactive and cost-effective way for you to protect the investment of your HVAC system. These service plans are contractual agreements between you and your HVAC contractor and typically include two visits per year. Ideally, the HVAC system will be serviced in the spring and fall. The goal is to prime and prep your system for the heavy usage it will experience during the summer and winter months. Industry studies have proven that over 50 percent of service repair calls are due to lack of regular professional maintenance. It just makes economic sense to have a service plan in place.
More Benefits with a Preventative Maintenance Plan
Industry studies have also revealed that regular HVAC maintenance adds 30 percent to the lifespan of a home’s heating and cooling system. With a service plan, you simply get more mileage for your dollar. Additional benefits include keeping the manufacturer’s warranty valid and having a unit that operates efficiently. When your HVAC system operates more efficiently, it uses less fuel and energy. The end result is that your monthly utility bills are less. Some service plans even offer a discount on parts and services performed throughout the entire year.
What HVAC Technicians Do During a Service Plan Visit
Here’s a list of just a few of the tasks technicians complete during a service visit.
- Inspect electrical connections and components and repair, replace or tighten as needed
- Inspect safety controls, system functions and adjust operating sequence where needed
- Inspect pump, lubricate and check flow rates
- Ensure proper airflow and change dirty air filters
- Inspect, clean and balance blowers as required
- Clean and lubricate motors as needed
During the spring visit, technicians will also clean the inside coil, condensate lines, condensate pans and condensate traps to prevent obstructions. The refrigerant lines will also be checked for leaks and fixed if necessary. On a fall service visit, technicians will remove soot from the burner, clean the burner assembly and inspect the heat exchanger for cracks. In addition, they perform a combustion analysis and adjust the air fuel ratio.
